Evans Farm, at a glance
Rising just north of Columbus in Lewis Center, Evans Farm is one of Central Ohio's most closely watched new communities: a master plan built around working farmland and front-porch streets, minutes from the Polaris corridor. Here is the snapshot that matters if you are thinking about building here.
Day to day, Evans Farm is built for walking: The Marketplace town center has restaurants, a brewery, coffee shops, and the Evans Farm Market, with farmers markets, live music, and seasonal festivals through the year. The 56-acre Jennings Sports Park anchors the east side with turf fields and courts, and trails, lakes, and pickleball are woven through the neighborhoods. Delaware County, meanwhile, is Ohio's fastest-growing county, up 13% since 2020, with Polaris minutes south and Intel's $20B project a short drive east.
The fine print, decoded: Evans Farm has a New Community Authority, which levies a 10-mill community development charge on a home's assessed value starting at certificate of occupancy, on top of regular HOA dues. It is public record and standard for communities like this, and it is exactly the kind of thing worth knowing before you fall in love with a floor plan.

Why it matters
Walk in represented.
Three things most Evans Farm buyers do not realize until it is too late:
- The model-home rep works for the builder. They are kind and knowledgeable, and their job is the builder's bottom line. You want someone on your side of the desk who does this every day.
- Incentives are negotiable as a package. Rate buydowns, credits, design dollars, and lot premiums can sometimes move between buckets. Most buyers accept the first offer as fixed. It rarely is.
- Registration matters. In many new communities, if you tour without your agent the first time, the builder may refuse to pay them later. Bring representation from visit one.
